Kab.Tangerang – Tanah milik warga Pantura Kab. Tangerang yang dijual kepada pengembang (PIK II) dihargai di atas nilai rata-rata, tepatnya melebihi ketentuan Nilai Jual Objek Pajak (NJOP).
Menurut pengakuan beberapa warga, tanah yang dimiliki namun sudah tidak produktif lagi dibayar oleh pengembang bisa dua sampai tiga kali lipat harganya.
Warga Desa Tegalangus, Kecamatan Teluknaga, Kabupaten Tangerang, Mahmud, berujar bahwa lahan sawah miliknya seluas 1,5 hektar telah dibeli oleh pengembang dengan harga dua kali lipat dari NJOP.
“Pengembang beli dengan harga nilai diatas NJOP ko, mungkin menurut saya bisa dibilang dua kali lipat yah. Tanahnya ada di Desa Muara sama di Ketapang Desa Kampung Besar total 1,5 hektar,” ujar Mahmud kepada wartawan, Senin 22 Maret 2021.
Mahmud menambahkan, proses jual beli berlangsung secara bertahap yakni pertama mulai dari pemberkasan surat tanah di tingkat kelurahan sampai kantor Badan Pertanahan Nasional (BPN) Kabupaten Tangerang. Dirinya mengakui awal pembayaran diberikan tanda jadi sebesar 25% sampai saat ini sudah dirasakan pelunasan.
“Pengembang gak persulit ko, saya dikasih uang muka 25 persen dan sehabis peta bidang beres dari BPN tanah saya dilunasin cash bayarnya. Malah saya masih boleh kelola buat cocok tanam pakai perjanjian kelola selagi belum dipake pengembang tanpa dipungut apapun,” ujarnya.
Warga lainnya, Tabrani, yang merupakan penduduk Kampung Jati Baru, Desa Selembaran Jati, Kecamatan Kosambi ini menyebutkan, selama ini konsep yang dibuat pengembang merupakan ganti untung kepada warga setempat yang memiliki tanah.
“Setau saya dari awal hadir pengembang disini sampai sudah ada berjalan pembangunan, lahan milik warga dibayar sesuai harapan. Saya rasa sangat mendukung ya warga sebab pakai konsep ganti untung,” ungkap Tabrani.
Mantan Lurah Kosambi Barat ini pun membeberkan bukti berupa lahan dan rumahnya dibayar oleh pengembang dengan pantas. “Lahan saya dulu dibayar gede lah bisa tiga kali lipat NJOP,” tutur Tabrani.
Selain itu, kata Tabrani pengembang pun menyediakan prasarana umum disetap lahan yang dijadikan tempat relokasi untuk warga.
“Alhamdulillah udah akses jalan muat mobil dua, ada juga tampat ibadah seperti Masjid atau Mushola dan sarana olahraga,” tutupnya.
